VALUATION - Art of assuming the present value of a property 

I. VALUER : an expert in valuation of a property through scientific method 

II. GROSS INCOME : total income of a property 

III. OUTGOINGS : all the expenses like tax, repair etc. 

IV. NET INCOME : gross income - outgoing 

V. RATABLE VALUE : net annual letting value ( gross income - repair ) 

VI. ANNUITY : annual periodic payment for repayment of the capital amount invested by the party. 

VII. CAPITAL COST : total cost of construction including land 

VIII. MARKET VALUE : amount obtainable at a particular time if put for sale on market 

IX. BOOK VALUE : original cost - depreciation 

X. YEARS PURCHASE : capital sum required to be invested in order to get an interest of 1 rs 

XI. CAPITALIZED VALUE : amount of money whose annual interest @ highest prevailing rate of interest equal to the net income of a property • capitalized value = net income x years purchase 

XII. OBSOLESCENCE : value decrease due to outdated design , style 

XIII. DEPRECIATION : gradual decrease in usefulness of a building 

XIV. SINKING FUND : fund accumulated gradually for the replacement at the end of lifetime of a building 

XV. SALVAGE VALUE : vale at end of utility period without dismantling 

XVI. SCRAP VALUE : value of dismantled materials ( 10 % )

XVII.FREE HOLD PROPERTY : owner is in absolute possession 

XVIII.LEASE HOLD PROPERTY : possession and use only as allowed by the owner as per lease document. 

XIX. LEASER : owner who grand lease 

XX. LESSEE/ LEASE HOLDER : person who takes the lease 

XXI. MORTGAGE : agreement allowing someone to borrow money against the security of something valuable 

XXII.MORTGAGER : person who takes the loan 

XXIII.MORTGAGEE : person who gives the loan 

XXIV.MORTGAGE IN DEED : relevant documents for mortgage transaction 

XXV.EQUITY OF REDEMPTION : right to free ones property if full amount repaid including interest 

XXVI.ASSERTED VALUE : value shown in municipality records for fixing taxes 

XXVII.SENTIMENTAL VALUE : when property purchased at a higher than market value playing sentiment 

XXVIII.EARNEST MONEY DEPOSIT : while submitting the tender 2 % of estimated cost is submitted 

XXIX.SECURITY DEPOSIT : after acceptance 10 % should be deposited . It'll be refunded after maintenance period
